Seller QUESTIONS

What are your credentials?

Thomas Miller is the licensed Agent of our Team. Thomas attended Success Real Estate School in Memphis, TN for the 2017-2018 session. He then received his licensure from the Tennessee Real Estate Commission (TREC) in June 2018. In October 2018, he chose to hang his license at KAIZEN Realty, LLC. In February 2022, Thomas was inducted in the MAAR Multi-Million Dollar Club and honored as a 2021 KAIZEN Top Producer. Thomas was also chosen to be a 2022 KAIZEN Brand Ambassador.  In the summer of 2022, Thomas and Jillian relocated their family to the Nashville area to serve as a central location for their business. In December 2022, Thomas switched Brokerages to a local brokerage in Nashville – Bradford Real Estate. Thomas continues to serve clients all over the state of Tennessee, specializing in Residential and Land sales.

Do you have any specialties?

Thomas has been a lifelong hiker and is extremely well-versed in Land topography. He can look at the layout, ground, trees, shadows, colors, etc., and tell you exactly what has occurred on that land and isolate potential issues. If there used to be a house on the land, possible flooding issues, hidden creeks, or possible needed creek flow redirections, he will be able to tell just by walking the land. This knowledge is beyond beneficial when dealing with rural properties.

Who will I be working with?

You will be working with both Thomas and Jillian, but they both have their own roles. Thomas, being the licensed Agent, will be the one you meet face to face. Thomas is hands-on, climbing in the attics, walking the land, handling the inspections, etc. Jillian’s tasks are all computer related – creating the contracts, creating your Marketing campaigns (graphics, videos, ads), and communicating with Lenders, Pre-Closers, and Attorneys.

How will we be communicating?

Whichever way you are comfortable communicating is the way we communicate. Whether it be phone calls, texts, emails, or messenger owl, we will get the information to you promptly. We do not ever want to make our Clients feel uncomfortable and we adapt to your needs accordingly.

How do you arrive at a Listing Price?

For your average Residential home, we run extensive comparables. We obtain the sales data for similar properties sold within the last six months or less. Rural properties are different in that the sales are usually less frequent and the acreage has to be considered. Each property is unique and we make sure we have data from several various reports to support our final decision in your Listing Price.

What should I do to get my House ready?

Getting your home ready to list on the market is unique to each property.  Your budget, comparable homes, and the current state of the market are all important factors.  After Thomas has inspected your property, he will be able to recommend what impactful improvements should be made to attract Buyers to your Listing.

How will you market my Listing?

When Thomas meets with you to discuss your Listing, he will provide you with our Marketing Strategy. We have systems in place to make sure your home gets maximum exposure with the right audience.

Buyer QUESTIONS

Are you a Full-Time or Part-Time Agent?

Thomas is a Full-Time Real Estate Agent. He is on the clock 24/7, answering calls, emails, and texts when received and on weekends as well. Real Estate is a fast-paced industry. To make sure you do not miss out on the home you want, Thomas has to be available at all times.

Can I speak to some of your previous customers?

Absolutely! We can provide you with a list of references from Past Clients.

How much does it cost to work with you?

Nothing. Nada. Zilch.  It costs the Buyers nothing to work with us. One of our Core Values is making sure our Buyers know they will never be charged a fee to use our services. Our commission is paid by the Seller and we eat the cost of any Brokerage transaction fees.

What is your cancellation policy?

We never force any Client to work with us. If at any time you do not feel like it is a good fit for you, you are welcome to use another Agent. If we are signed to an Agreement, you will be released promptly and without any penalty. We absolutely understand that sometimes it just doesn’t work out, and we will do whatever we can to help in the transition.

Do I need to get Pre-approved?

Getting Pre-approved by a Lender is necessary before beginning house showings.  It gives us the parameters we need to start your search. If you do not have a Lender before working with us, we have several Preferred Lenders we work with on a regular basis. When you find a house you like, the Lender will run all the numbers (mortgage payment, mortgage insurance, property taxes, interest rate) to make sure you can still comfortably afford the monthly payment.
